We'll get to know you, so we can offer the right advice. We've dealt with all sorts of situations before, so if you have bad credit, are self-employed, or really want a new build, we'll consider all the options and talk you through each one so we can make an informed decision together.

Get pre-approved with a mortgage in principle

We'll run the numbers and research the right lender for you, from high street banks to smaller building societies to specialist lenders you might never have heard of.

Find your new home (the fun bit!)

Once you've got your certificate, you're in a really strong position to book viewings. You can act fast and make an offer the minute you find your dream home. Once you have an offer accepted, we'll take it from there.

4.
Let us handle the rest

We'll take care of the mortgage and protection paperwork, and we'll work with your solicitor and surveyor to make sure everything goes as smoothly as possible. Having direct access to both your advisor and a dedicated administrator means we're easy to reach and very responsive.

In simple terms, a mortgage broker’s job is to find you the right mortgage for your circumstances.

Every lender has different products and, more importantly, different criteria you need to meet to be accepted. A broker knows or can research this criteria to place you with the best lender for your situation. 

Simply put, using a broker means you can rest easy, knowing you’ve got the best possible deal for your situation.

Even if you’ve tried getting a mortgage yourself and have been declined, it’s worth giving us a go! We have access to dozens of lenders who cater for a range of circumstances, including some you won’t find on the high street or can’t access directly.

A broker will take the stress out of applying because they’ll do it all for you. Some, like us, don’t stop once the offer is issued, either – we continue to work with you, your estate agent, and your solicitor to get things through as smoothly as possible.

What’s more, your broker will always have your back. Having someone to fight your corner can be invaluable when buying a house.

If you’re thinking about buying your first home, as soon as possible.

It could be that something you aren’t even aware of might prevent you from getting a mortgage. We can work together to fix it; we’ll talk you through what can be done and how long it might take before you can apply with a reasonable chance of success. 

Even if you’re good to go, it’s handy speaking to us before you start putting offers in, just to make sure you know of, and have considered, all of your available options.

Although we deal with other kinds of mortgages too, we specialise in looking after first time buyers. 

That means we’re up to date with the latest schemes aimed at helping first time buyers get on the ladder, and we’re well-equipped to guide you through the process of buying for the first time, whether that’s explaining all the terminology or chatting through your future bills.

You’ll have one named advisor handling your case from enquiry to completion, supported by a dedicated administrator who’ll know your application inside out. You’ll get their direct phone numbers and email addresses, and we’ve been known to answer our clients’ messages late at night and on weekends! 

All our advice is completely free. There’s absolutely no charge for asking our opinion or finding out what you need to do.

Our standard fee is a flat £300 if we arrange a mortgage for you, but you only pay that when you get a full mortgage offer – not at Mortgage in Principle or application stage – so if we can’t get you a mortgage, you don’t pay us a penny.

For complex cases we may have to charge more, but any increase from our standard fee will be discussed and agreed with you at the earliest possible opportunity.
